Building Design Cost Management

Chapter Two - Fact Files

This section of the site provides the fact files given in the textbook itself. These factfiles are varying in number and length, so it was decided to place them on separate pages from the main chapter pages within the website

Fact File 2

A definition of life cycle costing is

"The present value of an asset (a building in our case) over its operating life, including initial capital cost, occupation costs, operating costs, and the cost or benefit of the eventual disposal of the asset at the end of its life. Life cycle cost techniques take into account, during the design and management of construction projects, the total costs that the project will impose upon the client during the whole of it's life"
(Quantity Surveyors Division of the Royal Institute of Chartered Surveyors 1986)

Fact File 3

There are a number of definitions of facilities management but the following one probably best encapsulates the term

"The process by which an organisation delivers and sustains a quality working environment and delivers quality support services to meet the organisation's objectives at best cost"

(The Royal Institute of Chartered Surveyors 1999 )
