Scheme description.
Two storey self contained offices and production facility, comprising approximately 1100m2 overall on plan to accommodate one single tenant, together with associated drainage and external works.
Element specification
The bearing capacity of the stratum shall be determined by the contractor prior to commencement of the works.
The foundations shall be reinforced insitu concrete laid on hardcore fill and incorporating all necessary damp-proofing and insulation.
Substructure masonry: 102.5 mm facings to external leaf up to dpc and extending three courses below gnd level, cavity to be filled with concrete. Inner leaf 100mm wide concrete commons of 23n/mm2 strength.
Structural steel frame in accordance with relevant BS and codes of practice.
Brickwork: Cavity wall constryction to achive a u value of 0.45w/m2k comprising 102 mm wide facing bricks, 100mm insulated cavity and 100mm thick lightweight concrete block.
Cladding areas: Cold rolled rail support system, horizontal wall cladding system for standard external environments. Wall panels to achieve a max u value of 0.45w/m2k.
Curtain wall areas: Curtain walling/window system, polyester powder coated aluminium thermal break windows double glazed.
100mm thick fairfaced blockwork to production area, plasterboard and skim to office and service areas.
150mm pre stressed concrete floors finished with 65mm screed on 25mm rigid insulation.
Trusses: standard structural steelwork
Coverings; Proprietary standing seam insulated metal deck.
Gutters and downpipes: Polyester coated aluminium.
Air handling unit to be installed in the production area comprising a remote external wall mounted condensing unit and an internal wall mounted air handling unit.
Communications; IT network within office area
Electricity and lighting to be to the relevant BS and CP
3 Phase power to production area
LPHW heating to all areas
Security Alarm, CCTV to reception and car parking area
Drainage
VC pipe work, supersleve system.
Roads, footpaths and pavings shall be of a tarmacadam finish suitable to withstand 18 tonne delivery vehicles.
